SENIOR PROPERTY MANAGER WANTED FOR BUSY DEPARTMENT

We are currently recruiting for a well-established quality multi branch independent agent.

My client is one of the market leaders in its field locally and are looking for a SENIOR PROPERTY MANAGER to manage the existing portfolio and manage the growth.

MAIN TASKS & RESPONSIBILITIES:

  • Manage your Property Portfolio ensuring correct Property and Safety Certificates are in place.
  • Arrange agreed pre tenancy requirements notified to them by a branch office, eg professional cleaning, smoke alarm tests etc.
  • Agree what "float" we should hold, i.e. money we retain to pay invoices on a landlord's behalf.
  • Deal with any maintenance issues in the property whilst it is tenanted. This can involve liaising with contractors, landlords and block managers or developers for new builds.
  • Ensure accounting procedure for receiving and authorising contractor invoices is followed.
  • Ensure there is effective and efficient liaison and communication between B&R, Landlord and Tenant.
  • Ensure contractors have the correct insurance and certification to carry out the works instructed and that records are updated and maintained.
  • Deal with insurance claims, liaising with block managers, loss adjusters, arranging estimates.
  • Inspect properties and submit reports to landlords.
  • Peruse check out reports and quantify deductions from deposits and liaising with landlords and tenants to negotiate an agreement between them. If necessary submitting disputes to the Tenancy Deposit Scheme or responding to disputes submitted by tenants.
  • Maintain clear and constant communication between Property Management and Lettings to ensure property tenancies are completed to the required statutory requirements.
  • Work together with the team to ensure landlords and tenants needs and requirements are being met and that excellent customer service is being maintained.
  • Ensure ARLA Propertymark guidelines are followed

  • Widespread knowledge, experience and understanding of property management
  • Experience of managing a team
  • High standard of professional ethics
  • Excellent PR and communication skills
  • Ability to communicate effectively with people at all levels
  • Sound knowledge of related legal frameworks and current/previous legislation
  • Committed to providing high standard of customer care
  • Team leader and player
  • ARLA qualified ideally
